You've misread the ad. They aren't financially stable—you need to be financially stable. They're looking for a sugar daddy who will also have to pay child support. A 4br 3ba in Kenton typically rents in the high $2000's to low $3000's.

I agree that the price isn't wild or anything. But I am always highly skeptical about being the last person to move into a place. It's easy for everyone else to decide they deserve to each pay less and make you pay more. And if someone is making payments on the home, it gets a bit more complicated.
